Which school serves this home? A Bay Area buyer's verification guide
Check a Bay Area home’s school district, attendance rules and enrollment year before buying. Use our district maps, official address lookups and a practical checklist to separate nearby schools from confirmed placement.

A listing names a nearby school. A map places the home inside a district. Before making that school part of your purchase decision, check the exact address, your child's grade and the intended enrollment year with the district.
The useful outcome is a short record of what the district confirmed, what remains conditional and how the daily routine would work. You can begin with our city school maps, then use the official enrollment sources below to complete the check.
1. Separate three different map facts
Open San Mateo's Schools & districts section, or the same section for Menlo Park or Mountain View.
The map shows:
- City limits: the dashed municipal outline.
- School district boundaries: the colored lines showing district geography.
- School locations: reported public-school points you can select for details.
A district boundary identifies a district's geographic area. A school attendance boundary concerns an individual school's enrollment geography. A campus pin identifies a location. None of these, on its own, is a confirmed placement for your child.
Our maps contain Census district boundaries dated January 1, 2026. They do not contain individual school attendance zones or assign properties to schools. Switch District map layer between Elementary + unified districts and High-school + unified districts to see the different layers. Then verify the relevant grades with the district; do not assume the elementary-school answer also settles high school.
2. Look up the full address through the district
Use the official verification link above the city map. Enter the complete street address in the district's own locator, including a unit where requested. Confirm that the address and school year are the ones you intended to check.
For example, the San Mateo–Foster City School District locator provides a preliminary assignment based on residence. The district explicitly makes actual enrollment dependent on available space. Its locator covers addresses within that district only.
If an address is missing, appears near a boundary or produces conflicting results, ask enrollment staff to resolve it. Save the district's response and its date with your purchase notes. A listing description or seller's recollection can prompt the question; use the district to establish the current answer.
3. Ask about the year, grade and conditions
Send the district a concrete request:
“We are considering buying [full address] and enrolling a child in [grade] for [school year]. Which district and school assignment rules apply? What must we do to confirm enrollment, and what could change the placement?”
Then ask:
- Is the locator result preliminary, or does another enrollment step determine placement?
- Are there capacity, application or program requirements relevant to this grade?
- What residency documents and dates apply if the move happens during the school year?
- Are any adopted or proposed boundary or program changes relevant to that enrollment year?
- If the preferred campus is unavailable, what alternatives should we understand?
These are questions to investigate, not claims that every district uses the same rules. Keep the response attached to the address and enrollment year. An answer about this year's kindergarten does not settle a later middle-school application.
4. Give San Francisco its own enrollment check
On the San Francisco city guide, follow the official assignment link before treating proximity to a school as an enrollment advantage.
SFUSD says its existing citywide-choice policy applies for 2026–27; the previously planned new elementary zone system was not implemented for that year. Its assignment update distinguishes the current rules from the future proposal.
Under the published rules, an elementary attendance area can provide a tiebreaker, but SFUSD says placement at that school is not guaranteed. Citywide schools and programs have different geographic rules. Review the official tiebreaker explanation, then confirm the process for your child's grade, program and entry year. Do not carry the 2026–27 rules forward without checking again.
5. Use academic results to prepare better questions
Our city pages let you filter public schools by School level, School's district and School name. The list includes active public schools with a reported location inside the municipality. A school outside the city may still serve its residents; an empty list does not establish that a home has no school options.
School cards show 2025 English and math results alongside 2025 student growth. Read the year, subject and reporting count together:
- Academic results use distance-from-standard points, including CDE participation adjustments. They are not the percentage of children meeting the standard.
- An assigned Pair and Share average is labeled separately from a direct school result. CDE's academic record definitions explain both fields.
- The state's growth measure covers grades 4–8. It does not supply a high-school growth result. CDE growth explanation.
- Missing or unavailable results stay missing. They do not become a zero or an overall school rating.
Ask the school how it uses these results, what support and programs are available, and what a visit would help you understand. These measures cannot establish how a particular child will do or how much a home's price will rise. 6. Bring the answer back to the home decision
Check start and dismissal times, after-school availability and the actual route you would use. Visit the route at the relevant time when practical. Our district maps do not estimate a walking route or commute.
Compare the homes using the same space, condition and sale-period questions in our home-price comparison guide. Then review the costs beyond the mortgage, keeping any childcare or transportation estimates in your household budget.
Finish with three notes: confirmed by the district, still conditional, and next check and date. A more expensive home deserves the same verification as a cheaper one. A school label alone is not evidence that an additional purchase-price premium is justified.
