Results: 2025 reporting year (2024–25 academic results), All Students. Academic results show the average distance from California’s test standard, including CDE participation adjustments. The reported denominator can include added scores for low participation. “Pair and Share” results, where present, are assigned averages rather than direct results from that school.

Growth describes progress for students with linked results in grades 4–8. CDE’s growth labels are retained. Achievement and growth measure different things; neither is an overall school rating. A missing or suppressed result stays unavailable. Academic results do not establish a school’s causal effect on learning or housing prices.

District geography: January 1, 2026. Complete Census polygons show how intersecting districts continue across city lines, including water and open space. They are district boundaries, not school attendance areas. Elementary, secondary and unified districts cover different grade spans. The maps are an orientation aid, not an enrollment determination.

Mountain View: the condo market tells a different story from single-family homes

A substantial home-type split makes Mountain View useful for comparing actual ownership choices. North Bayshore’s planning framework adds a separate question about delivery and access.

A single label such as strong tech housing market is not enough to describe Mountain View’s retained sales evidence. The latest single-family median is above its matched prior-year reading, while the condo/co-op median is materially lower. Buyers choosing between those products should start with that difference, then investigate what the citywide figures leave unresolved.

What sold, and how history compares

Observation window: June 1–August 31, 2026. Comparisons below use the same June–August season. Prices are nominal dollars.

  • Single-family homes: median $2,860,324 across 50 sales.

  • 2025 comparison: +3.1% from a median of $2,775,000 (64 sales) in June–August 2025. This is a change in the sales median, not a matched-home appreciation rate.

  • 2021 comparison: +10.4% from a median of $2,590,000 (100 sales) in June–August 2021. This is a change in the sales median, not a matched-home appreciation rate.

  • Condos/co-ops: median $734,777 across 28 sales.

  • 2025 comparison: -21.8% from a median of $940,000 (37 sales) in June–August 2025. This is a change in the sales median, not a matched-home appreciation rate.

  • 2021 comparison: -20.6% from a median of $925,000 (61 sales) in June–August 2021. This is a change in the sales median, not a matched-home appreciation rate.

The latest window contains fifty single-family sales and twenty-eight condo/co-op sales. Both provide usable descriptive samples, although neither controls for the composition of the homes sold. The condo median is also below the matching 2021 observation, while the single-family median is higher. This does not prove that a particular condo declined by the same amount or that single-family homes will continue outperforming. It does establish that applying one appreciation story to all Mountain View ownership options would be a poor reading of the data.

What local plans establish

The city’s North Bayshore Circulation Study page links the 2014 Precise Plan and its 2017 amendment to commercial and residential growth alongside limits on gateway vehicle trips. It records Council approval of the circulation study in December 2021. These are dated planning and transport decisions; they do not verify the present completion of every housing or mobility improvement envisioned there. North Bayshore Circulation Study.

The case worth testing

The positive case is that delivered housing and transport improvements make some locations more practical for residents. That benefit depends on actual routes and services, not a map distance to a major employment area. A separate affordability proposition may exist in the condo price tier, but ownership costs and building characteristics must be examined before calling it a bargain. The aggregate split is a reason to investigate, not a reason to assume eventual convergence with single-family prices.

The opposing case

The opposing case is that the recent condo decline is largely a different mix of units, or that lower purchase prices are offset by expenses omitted from the city median. Future housing might also add competition within one segment while leaving another relatively unaffected. The circulation plan’s trip policies do not tell us whether a buyer’s commute will improve, and this edition has not measured that outcome. A generic employment-growth narrative cannot resolve these separate questions.

What would change our view

The most useful test is to compare repeat or closely matched condo sales within the same buildings, alongside matched single-family homes, across independent periods. Track completed North Bayshore housing and delivered transport changes with dates before looking for nearby effects. If the home-type split survives those controls, it deserves a stronger explanation. If it vanishes, the article should be updated to emphasize transaction mix.

Sales source: Redfin Data Center download; metric definitions. These observations cover overlapping rolling three-month windows; this edition compares the same June–August season in different years. It does not sum adjacent windows or average their medians. Price-per-square-foot samples may contain fewer homes than the total sales count. The retained download was retrieved September 16, 2026 and labels its source update September 3, 2026.

This is desk research with official sources reviewed September 17, 2026. It includes no fieldwork, interviews, address-level valuation or validated price forecast. The original eight-city models retain their existing scope. Future updates should preserve this edition and identify changed evidence rather than rewrite its historical interpretation.
