Growth describes progress for students with linked results in grades 4–8. CDE’s growth labels are retained. Achievement and growth measure different things; neither is an overall school rating. A missing or suppressed result stays unavailable. Academic results do not establish a school’s causal effect on learning or housing prices.

District geography: January 1, 2026. Complete Census polygons show how intersecting districts continue across city lines, including water and open space. The single-family median has risen, but the Bayfront development story requires its own evidence. Planned commercial space, occupied jobs and homeowner gains are different outcomes.

Menlo Park is an important test of the idea that development and employment expansion translate into gains for nearby homeowners. The idea is plausible, but a large plan and a higher sales median do not establish the link. We need to distinguish what the plan allows, what has actually opened, and which homes could plausibly benefit.

What sold, and how history compares

Observation window: June 1–August 31, 2026. Comparisons below use the same June–August season. Prices are nominal dollars.

  • Single-family homes: median $3,652,859 across 53 sales.

  • 2025 comparison: +13.5% from a median of $3,217,500 (61 sales) in June–August 2025. This is a change in the sales median, not a matched-home appreciation rate.

  • 2021 comparison: +28.7% from a median of $2,838,750 (96 sales) in June–August 2021. This is a change in the sales median, not a matched-home appreciation rate.

  • Condos/co-ops: median $1,529,536 across 11 sales.

  • 2025 comparison: price change withheld because one or both periods lack at least ten sales and a usable price.

  • 2021 comparison: +27.5% from a median of $1,200,000 (19 sales) in June–August 2021. This is a change in the sales median, not a matched-home appreciation rate.

The latest single-family median is above the matching 2025 and 2021 observations, while the number of transactions is lower than in either earlier window. Higher prices alongside fewer sales can have several explanations, including a change in the homes sold. Eleven current condo/co-op sales clear our display threshold, but nine in the prior-year comparison do not; we therefore withhold a condo year-over-year growth figure. Applying the single-family trend to a condo purchase would erase an important difference in both evidence and housing product.

What local plans establish

The city’s ConnectMenlo page records approval of the land-use and circulation elements in November 2016 and Bayfront zoning in December 2016. It describes development potential of up to 4,500 residences, 2.3 million square feet of additional nonresidential space and 400 hotel rooms. These are historical plan capacities, not this edition’s estimate of remaining pipeline, occupied space or completed homes. ConnectMenlo adopted planning framework.

The case worth testing

The positive hypothesis has several links: completed space attracts actual activity; some of that activity increases local housing demand; and the resulting benefit reaches homes like the one being considered. Each link needs evidence. New homes can also meet some of the added demand, and workers may live outside the city. The useful consumer question is whether a particular location provides an existing daily benefit at an acceptable price, with future development treated as an additional scenario.

The opposing case

The opposing case is that planned capacity takes years to become occupied activity, or that its effects are distributed across the region rather than concentrated around an individual property. A stronger single-family median could reflect transaction mix or wider demand unrelated to Bayfront development. Even genuine local employment growth would not automatically establish a municipal budget improvement or a household-level investment return. This edition has no new Menlo Park fiscal model or causal estimate.

What would change our view

The next research layer should retain completed housing, occupied commercial space and measured employment with compatible dates and geography. Compare nearby matched homes with a credible comparison group rather than selecting cities after seeing which appreciated. A development-based thesis weakens if delivered activity fails to produce the expected relative outcome. The present price history is context for that future test, not its result.

Sales source: Redfin Data Center download; metric definitions. These observations cover overlapping rolling three-month windows; this edition compares the same June–August season in different years. It does not sum adjacent windows or average their medians. Price-per-square-foot samples may contain fewer homes than the total sales count. The retained download was retrieved September 16, 2026 and labels its source update September 3, 2026.

This is desk research with official sources reviewed September 17, 2026. It includes no fieldwork, interviews, address-level valuation or validated price forecast. The original eight-city models retain their existing scope. Future updates should preserve this edition and identify changed evidence rather than rewrite its historical interpretation.
