Woodside median home prices
The median is the middle sale price, not the arithmetic average (mean). These figures describe the homes that sold, not the value of every home.
Sales period: – · rolling three months
What this tells a buyer
The single-family median in Woodside was $4,623,157 for Jul 1, 2026–Sep 30, 2026, with 18 reported closed sales. Use the same home type and dates when comparing cities.
A citywide median is a starting point for your search. It does not match bedrooms, interior size, condition or neighborhood, and is not an estimate for a particular home.

These are closed-sale statistics. The median is the middle sale price; it changes when the mix of homes sold changes. Price per square foot excludes homes with unreported size, so its sample may be smaller than the sales count. It does not account for condition or location.

Sources, dates & what these results mean
Directory captured 2026-09-18. Locations and grade spans are reported by schools to the California Department of Education (CDE). The list includes active public schools whose reported point is inside the municipality. Private schools, closed schools and unresolved city matches are excluded. A school outside the city can still serve a resident.
Results: 2025 reporting year (2024–25 academic results), All Students. Academic results show the average distance from California’s test standard, including CDE participation adjustments. The reported denominator can include added scores for low participation. “Pair and Share” results, where present, are assigned averages rather than direct results from that school.
Growth describes progress for students with linked results in grades 4–8. CDE’s growth labels are retained. Achievement and growth measure different things; neither is an overall school rating. A missing or suppressed result stays unavailable. Academic results do not establish a school’s causal effect on learning or housing prices.
District geography: 2026-01-01. Complete Census polygons show how intersecting districts continue across city lines. These are district boundaries, not individual school attendance areas. Elementary, secondary and unified districts cover different grade spans. The map and district list do not determine enrollment eligibility for a particular address.

Woodside home prices: compare the period, count and property
A historical Woodside comparison shows how the headline changes with the season. Check sales counts before applying a city median to a particular home.
Housing Alpha Research · Published · Updated (Pacific). This article retains its original evidence dates; newer market snapshots are shown separately.
Read the full city analysis
Before using a Woodside price headline to justify an offer, check its home type, dates and sales count. In the retained single-family history, the median rose 13.4% between March–May 2025 and the same months of 2026, but only 3.3% between the two June–August periods. Neither comparison tells you how much the particular house you are considering appreciated.
Substantive update, October 28, 2026: this edition adds a reproducible comparison of two seasonal windows and sales-count checks, and rechecks the town's planning page. The market data remain the historical download captured September 16, 2026, with observations through August 31. This is not an October market-price release. The original article was published September 17; its preparation notes remain below.
Start with the same kind of home and the same season
The table uses Woodside single-family homes, nominal dollars and non-seasonally-adjusted, rolling three-month observations. Within each year, March–May and June–August do not overlap. Each price change compares the same calendar months across years; it is not a spring-to-summer change.
| Observation window | 2025 median sale price | 2025 sales | 2026 median sale price | 2026 sales | Change in median | | --- | ---: | ---: | ---: | ---: | ---: | | March 1–May 31 | $4,635,645 | 17 | $5,255,000 | 21 | +13.4% | | June 1–August 31 | $4,475,000 | 10 | $4,622,291 | 21 | +3.3% |
These are the final two complete, non-overlapping three-month seasons in this retained data vintage, selected by that calendar rule rather than by the largest and smallest changes in the history. The figures reproduce the retained Redfin Data Center download; Redfin defines median sale price using the final prices of homes sold during the period. Metric definitions.
The useful result is sensitivity to the comparison window. A buyer could hear either growth figure and form a very different impression of Woodside. The aggregate rows cannot establish why those figures differ. A change in the properties that sold, broader market conditions or both could matter; this analysis does not separate them.
How much evidence sits behind the headline?
Twenty-one sales in each 2026 window sounds consistent, but the prior-year groups contain 17 and 10 sales. Our minimum display rule requires at least ten sales in each period. Passing that rule is permission to show a descriptive comparison, not a claim that the estimate is precise.
| Minimum sales required in each year | March–May comparison | June–August comparison | | --- | --- | --- | | 10 | Pass: 17 and 21 sales | Pass: 10 and 21 sales | | 20 | Does not pass: 2025 has 17 | Does not pass: 2025 has 10 | | 30 | Does not pass in either year | Does not pass in either year |
The stricter checks are editorial sensitivity screens, not confidence levels. They show that neither headline rests on at least 20 sales in both years. They do not prove the numbers are wrong, or that a 20-sale comparison would be reliable for an individual home.
Our aggregate history does not contain the individual prices needed here to calculate a distribution, identify an unusually expensive closing, or match repeat sales. It cannot support a claim that one sale caused the change. There is also no usable condo/co-op observation in this retained Woodside series; missing data are not a zero price or a zero-sale finding.
Turn the city statistic into an offer question
Use the town median to understand the broad price context. Then move to the evidence about your candidate home.
| Question to resolve | Evidence to ask for | What it prevents | | --- | --- | --- | | Are the comparisons the same home type and season? | Single-family sold evidence with exact dates and counts | Comparing unlike periods or mixing a house with a condo market | | Are the homes actually similar? | Recent closed sales with comparable living area, lot, condition and location | Treating the town median as the price of a particular house | | What explains the difference from those sales? | Documented differences, with an agent's reasoning for adjustments | Applying the citywide percentage to the asking price automatically | | Is a future amenity part of the pitch? | Its location, adopted decision and current delivery stage | Paying today for an improvement that remains a proposal |
For example, the +13.4% historical median change is not a defensible instruction to add 13.4% to a seller's earlier purchase price. The homes in the two samples need not be the same. Ask whether the proposed offer still makes sense against the comparable homes available for review, without that shortcut.
Open Woodside's sales history, or compare Woodside, Portola Valley and Atherton. Keep the home type and period aligned across towns. The live tools may contain a later source vintage than this frozen example; a newer observation should keep its own dates. The tools do not establish an address-level value from these city aggregates.
Keep the town-center plan separate from today's price evidence
Woodside's official Town Center Area Plan update, reviewed October 28, describes work on housing, circulation, parking and amenities. Its introductory text anticipates completion in 2026, while the phase schedule extends draft work through January 2027 and review/adoption through February 2027. Those statements do not establish a reconciled completion date or an adopted outcome.
For a home whose appeal depends on the town center, ask what has actually been adopted, where the relevant change would occur, and whether it has reached construction or completion. This article establishes no delivered amenity or measured property-price premium. A buyer may value a proposed improvement differently depending on how it affects their routine.
Method, sources and next check
The retained city download was captured September 16, 2026 and labels its update September 3, 2026. Both dates describe the source vintage, not today's market. The calculations use the Woodside city row, single-family home type, exact three-month dates, reported median sale price and homes-sold count. Each percentage is 100 × (2026 median ÷ same-season 2025 median − 1), rounded to one decimal. We do not sum overlapping windows, average their medians or estimate an annual appreciation rate.
These descriptive comparisons are not an as-of-2025 prediction test, a repeat-sales index, an appraisal or a forecast. Revisions to the upstream data could change the historical figures. Redfin's definitions and the town's planning page were reviewed October 28; that review does not refresh the retained sales data.
The next useful market check is a genuinely newer source vintage with the same home type, dates and count rules. The next planning check is the actual published draft or adopted decision. For broader context, see the 17-city market report, its housing-plans companion, and the guide to reading Bay Area housing prices.
