Woodside’s latest single-family median is useful for identifying a broad price tier, but the underlying market is lightly traded. A buyer’s decision is likely to depend more on the specific property than on a small movement in the town median. At the same time, the town-center planning process offers a concrete way to follow potential changes without assuming they have already happened.

What sold, and how history compares

Observation window: June 1–August 31, 2026. Comparisons below use the same June–August season. Prices are nominal dollars.

  • Single-family homes: median $4,622,291 across 21 sales.

  • 2025 comparison: +3.3% from a median of $4,475,000 (10 sales) in June–August 2025. This is a change in the sales median, not a matched-home appreciation rate.

  • 2021 comparison: +2.7% from a median of $4,500,000 (33 sales) in June–August 2021. This is a change in the sales median, not a matched-home appreciation rate.

Twenty-one single-family sales underpin the current window, compared with ten in the matching 2025 period and thirty-three in 2021. The medians are relatively close across those dates, but that should not be mistaken for proof that every property held its value. The mix can change even when a summary statistic barely moves. There is no usable retained condo/co-op history for Woodside. The comparison with Atherton or Portola Valley therefore describes single-family markets at a broad level, with property differences still unresolved.

What local plans establish

Woodside’s Town Center Area Plan update page describes a process exploring housing, circulation, parking and public amenities. Its phase schedule extends draft work into January 2027 and review/adoption into February 2027, while an older introductory sentence still anticipates completion in 2026. The case worth testing

The positive case is that the current property already meets the household’s needs and future town-center improvements could add useful choices. The scale and location of the benefit matter: a public-space or circulation improvement may be valuable to regular users while adding little to another household’s routine. A planning process is an opportunity to investigate those connections. It is not yet evidence of a delivered amenity or a measured property premium.

The opposing case

The opposing case is that the buyer places too much weight on anticipated improvements or on an apparently stable historical median. Project design, timing and funding can change, and sparse turnover leaves limited evidence about the resale experience of a particular property. A plan that explores additional housing also makes an absolute fixed-supply narrative too strong. Yet proposed new housing need not be a close substitute for the existing single-family homes in the price series.

What would change our view

The next planning check is the actual published draft and subsequent adopted decision, with the final schedule reconciled against the current page. Follow construction and completion separately. The next market check should preserve the same seasonal window and examine individual comparable homes. If the median remains stable while matched properties diverge, the article should explain that difference rather than present the town average as a universal outcome.
