Directory captured 2026-09-18. Locations and grade spans are reported by schools to the California Department of Education (CDE). The list includes active public schools whose reported point is inside the municipality. Private schools, closed schools and unresolved city matches are excluded. A school outside the city can still serve a resident.

Results: 2025 reporting year (2024–25 academic results), All Students. Academic results show the average distance from California’s test standard, including CDE participation adjustments. The reported denominator can include added scores for low participation. “Pair and Share” results, where present, are assigned averages rather than direct results from that school.

Growth describes progress for students with linked results in grades 4–8. CDE’s growth labels are retained. Achievement and growth measure different things; neither is an overall school rating. A missing or suppressed result stays unavailable. Academic results do not establish a school’s causal effect on learning or housing prices.

District geography: January 1, 2026. Complete Census polygons show how intersecting districts continue across city lines, including water and open space. They are district boundaries, not school attendance areas. Elementary, secondary and unified districts cover different grade spans. The maps are an orientation aid, not an enrollment determination.

Portola Valley: why a soaring median can conflict with price per square foot

The recent sale-price median rose sharply while median price per square foot fell. That disagreement is a warning against turning a small sample into an appreciation forecast.

Portola Valley supplies a useful reality check for housing headlines. The latest single-family median is far above the matching 2025 reading, but the median price per square foot is lower. Those two observations can coexist because different homes sell in each period. The correct response is to investigate the composition of sales, not to select whichever statistic supports a preferred thesis.

What sold, and how history compares

Observation window: June 1–August 31, 2026. Comparisons below use the same June–August season. Prices are nominal dollars.

  • Single-family homes: median $5,709,154 across 17 sales.

  • 2025 comparison: +59.0% from a median of $3,590,000 (10 sales) in June–August 2025. This is a change in the sales median, not a matched-home appreciation rate.

  • 2021 comparison: +53.3% from a median of $3,725,000 (19 sales) in June–August 2021. This is a change in the sales median, not a matched-home appreciation rate.

  • Condos/co-ops: no usable current observation in the retained series. Missing is not zero.

  • 2025 comparison: price change withheld because one or both periods lack at least ten sales and a usable price.

  • 2021 comparison: price change withheld because one or both periods lack at least ten sales and a usable price.

For single-family homes, median price per square foot changed -17.3%, from $1,912 to $1,581. These are separately calculated medians; dividing one median by another does not estimate typical floor area.

The current window contains seventeen single-family sales; the matching 2025 window contains ten, exactly our minimum comparison threshold. Both price measures therefore come from small samples. The opposing directions are consistent with a composition effect, but do not prove its cause. In particular, dividing the price median by the price-per-square-foot median would not recover the median home size: the medians need not refer to the same sale. We have no usable condo/co-op observations for the latest comparison.

What local plans establish

A December 4, 2025 town staff report records the Housing Element’s January 2024 adoption and certification, followed by recertification in May 2025. It discusses proposed changes to housing opportunity sites. We use that dated report to illustrate a changing site strategy, not to assert that its proposed amendments were later approved or that the contemplated homes are complete. The case worth testing

The positive case for an individual purchase must come from the property’s usefulness and a defensible set of comparable transactions. A broad story about constrained supply is not sufficient when the observed summary measures disagree. The planning record also shows why supply should be discussed through specific sites and stages. An identified site can change during implementation, while its eventual housing product may differ from the existing homes that dominate a resale sample.

The opposing case

The opposing case is that a buyer interprets the high median as a rising floor for every property and bids accordingly. The fall in median price per square foot is a direct reason to resist that conclusion, although it is not proof of a like-for-like decline either. Small samples can move both measures. This edition has not assembled the property characteristics needed to determine whether size, condition, land or a different set of locations explains the divergence.

What would change our view

The priority is a matched-property or repeat-sales analysis that preserves sale dates, building area and relevant property characteristics. A future median increase accompanied by stable comparable-property prices would favor the mix explanation. For planning, check a subsequent adopted record before changing the status of the staff report’s proposals. Both tests require new evidence; neither should be replaced with an automatic prediction based on the current headline.

It does not sum adjacent windows or average their medians. Price-per-square-foot samples may contain fewer homes than the total sales count. The retained download was retrieved September 16, 2026 and labels its source update September 3, 2026.

This is desk research with official sources reviewed September 17, 2026. It includes no fieldwork, interviews, address-level valuation or validated price forecast. The original eight-city models retain their existing scope. Future updates should preserve this edition and identify changed evidence rather than rewrite its historical interpretation.
