What this tells a buyer

The single-family median in Menlo Park was $4,106,363 for Jul 1, 2026–Sep 30, 2026, with 46 reported closed sales. Use the same home type and dates when comparing cities.

A citywide median is a starting point for your search. It does not match bedrooms, interior size, condition or neighborhood, and is not an estimate for a particular home.

Sources, dates & what these results mean

Directory captured 2026-09-18. Locations and grade spans are reported by schools to the California Department of Education (CDE). The list includes active public schools whose reported point is inside the municipality. Private schools, closed schools and unresolved city matches are excluded. A school outside the city can still serve a resident.

Results: 2025 reporting year (2024–25 academic results), All Students. Academic results show the average distance from California’s test standard, including CDE participation adjustments. The reported denominator can include added scores for low participation. “Pair and Share” results, where present, are assigned averages rather than direct results from that school.

Growth describes progress for students with linked results in grades 4–8. CDE’s growth labels are retained. Achievement and growth measure different things; neither is an overall school rating. A missing or suppressed result stays unavailable. Academic results do not establish a school’s causal effect on learning or housing prices.

District geography: 2026-01-01. Complete Census polygons show how intersecting districts continue across city lines. These are district boundaries, not individual school attendance areas. Elementary, secondary and unified districts cover different grade spans. The map and district list do not determine enrollment eligibility for a particular address.

Our reading of Menlo Park

Menlo Park's Bayfront: what is built, paused or usable?

Willow Village is paused in the city's latest posted update; Belle Haven has a completed campus. Separate those facts before paying for a home's future promise.

Housing Alpha Research · Published · Updated (Pacific). This article retains its original evidence dates; newer market snapshots are shown separately.

Read the full city analysis

Before paying for Menlo Park's Bayfront promise, check what is usable

A home near a planned shop, park or employer campus is a different purchase from a home near a service you can use today. For Menlo Park's Bayfront, the distinction is concrete: the city reports completed housing and a completed community campus, while its Willow Village page still carries a pause notice.

Buyer takeaway: judge the home against today's routes, services and comparable sales. Treat an unbuilt amenity as a separate, uncertain possibility. Ask whether you would still choose the property if that amenity arrived later than expected.

Substantive update, October 30, 2026: this edition replaces the broad planning discussion with dated project evidence and a buyer worksheet. The original September 17 publication date and historical research attribution remain. This is a project-status review, not a new monthly home-price release.

Three examples, three different kinds of evidence

| Place or project | What the official record establishes | What a buyer still needs to check | | --- | --- | --- | | Willow Village | The city announced a pause effective May 1, 2026. Its project page, reviewed October 30, still displays that notice. | A later official status update and the specific delivery milestone for any amenity in the purchase story. | | Belle Haven Community Campus | The city's completed-project page dates completion to May 2024. Its current facility page provides program information and schedules. | Whether the particular service, hours, fees and eligibility work for your household. | | Lume and Vasara housing | The 2024 annual progress report in the March 25, 2025 council packet reports that these Bayfront developments opened in 2024. | Current conditions around the actual property. A historical opening is not evidence of today's occupancy or a nearby home's price premium. |

These are selected examples, not a complete inventory of Bayfront development. They do not establish a neighborhood-wide benefit or a return on a home purchase.

Willow Village: approval survives a pause

The city's May 4, 2026 announcement says Meta paused Willow Village as of May 1. It also says the development agreement remains in effect and annual compliance reviews will continue.

The Willow Village project page records approvals in December 2022 and subsequent design approvals in 2023. Its pause notice shows why an approved project should not be treated as a delivered destination. The reviewed page does not establish a restart or opening date; this article does not infer one.

If a seller's description depends on future shopping or open space, ask for the current city record for that specific component. A project rendering can explain a proposal, but it cannot demonstrate that your future walking route or shopping trip is available.

Belle Haven: test the service you would actually use

The city dates the Belle Haven Community Campus's completion to May 2024. It brings library, recreation, youth and senior services into a completed public facility. That is a tangible place to investigate.

Use the current campus page to check the particular program you want. It lists different schedules and charges for different activities. Campus operating hours are not a promise that every service is available throughout those hours.

For example, if an after-work activity is part of the appeal, check that activity's schedule, any registration requirement and your route at the time you would travel. Then decide how often you would realistically use it. This turns “near amenities” into a household-specific benefit without inventing a dollar premium.

Completed housing is evidence of delivery, not proof of appreciation

The 2024 annual progress report, report page 8 / packet page L-1.20 describes Lume and Vasara opening in 2024 under the 2016 ConnectMenlo land-use regulations. That is a dated example of development moving beyond approval.

Keep the dates attached: a report about 2024 activity, presented in March 2025, is not an October 2026 occupancy survey. Nor does it measure whether nearby owners benefited. This guide does not estimate a development-related price uplift.

A citywide median cannot fill that gap. It mixes homes with different locations, sizes and conditions. A higher median does not tell you that a Bayfront project caused comparable homes to appreciate.

A short worksheet for the home you are considering

| Question | Evidence to bring into your decision | | --- | --- | | What benefit is being claimed? | Name the actual service or route: a particular program, store, park entrance or journey. Avoid “the whole area is changing” as the only answer. | | Is it planned, approved, being built or usable? | Save the dated official status for the relevant component. For a usable service, also check its current operator information. | | Does it help this location? | Try the actual trip at the time you would use it. Check the route and entrances rather than relying on straight-line proximity. | | What if delivery is delayed? | Reconsider the home using today's amenities. Keep possible future benefits separate from the reasons you can verify now. | | Does the asking price have independent support? | Ask for sold homes matched on home type, size, condition and location. Record important differences and missing evidence. |

You do not need to predict the entire Bayfront to make a better decision about one home. You need a clear account of what exists, what is uncertain and which differences matter to you.

Compare the market without confusing it with the project story

Start with Menlo Park's citywide sales trends. Match the home type and period, and keep the sale count visible. Then compare Menlo Park, Palo Alto and Redwood City using the same settings. That link starts with a historical period ending August 2026; change the end date deliberately if you want a different available period.

The September market report retains the original dated city-price context. It should not be read as today's market or as an estimate for a specific Bayfront address. This revision does not add an individual-sales feed or comprehensive project coverage.

For another address-level check, use our Bay Area hazard-map guide to understand which official maps and documents answer which questions.
