Directory captured 2026-09-18. Locations and grade spans are reported by schools to the California Department of Education (CDE). The list includes active public schools whose reported point is inside the municipality. Private schools, closed schools and unresolved city matches are excluded. A school outside the city can still serve a resident.

Results: 2025 reporting year (2024–25 academic results), All Students. Academic results show the average distance from California’s test standard, including CDE participation adjustments. The reported denominator can include added scores for low participation. “Pair and Share” results, where present, are assigned averages rather than direct results from that school.

Growth describes progress for students with linked results in grades 4–8. CDE’s growth labels are retained. Achievement and growth measure different things; neither is an overall school rating. A missing or suppressed result stays unavailable. Academic results do not establish a school’s causal effect on learning or housing prices.

District geography: January 1, 2026. Complete Census polygons show how intersecting districts continue across city lines, including water and open space. They are district boundaries, not school attendance areas. Elementary, secondary and unified districts cover different grade spans. The maps are an orientation aid, not an enrollment determination.

Los Altos Hills and Los Altos are separate jurisdictions in our data. Treating them as one market would obscure both the housing choices and the planning evidence. The retained Los Altos Hills series is useful for single-family history, while the missing condo history is a genuine limitation rather than a gap we should fill with a neighboring city’s prices.

What sold, and how history compares

Observation window: June 1–August 31, 2026. Comparisons below use the same June–August season. Prices are nominal dollars.

  • Single-family homes: median $5,796,603 across 30 sales.

  • 2025 comparison: +5.9% from a median of $5,475,000 (27 sales) in June–August 2025. This is a change in the sales median, not a matched-home appreciation rate.

  • 2021 comparison: +9.4% from a median of $5,300,000 (36 sales) in June–August 2021. This is a change in the sales median, not a matched-home appreciation rate.

  • Condos/co-ops: no usable current observation in the retained series. Missing is not zero.

The latest single-family window contains thirty sales and a median above the matching 2025 and 2021 observations. The comparison is usable as broad market context, but thirty transactions cannot control for differences in home size, lot characteristics or condition. The lack of a retained condo series means the local data cannot describe a second ownership tier. Comparing with Los Altos or Portola Valley can establish the range of observed city medians; it cannot establish the premium for the same house in a different setting.

What local plans establish

A December 11, 2025 state environmental filing submitted for Los Altos Hills describes a Housing Element amendment involving multifamily rezoning and site feasibility. It names the Twin Oaks, Foothill College and St. Nicholas School parcel groups. The filing explicitly says the amendment does not approve development projects or grant project entitlements. This edition uses it as a documented planning action, not a current construction inventory. Los Altos Hills Housing Element amendment filing.

The case worth testing

The positive case is an existing property whose particular space and setting meet needs that more conventional alternatives do not. That benefit can be real without requiring a forecast of superior appreciation. A separate supply hypothesis would ask whether specific new housing opportunities create meaningful substitutes for the homes buyers currently consider. Answering that requires the eventual tenure, design, size and price of delivered units, not simply the presence of a multifamily designation.

The opposing case

The opposing case is that a large city median conceals a narrow set of suitable homes and meaningful variation in property costs. Planning changes also challenge any claim that the jurisdiction’s housing options are permanently fixed. Yet the named sites do not prove imminent supply or show that future units will compete with existing single-family homes. We have not assessed individual access, hazard exposure, insurance or development feasibility, and these aggregate figures should not be read as such assessments.

What would change our view

Track subsequent ordinances, applications and completion evidence for the named locations, each with its own date and status. For prices, retain the next matched summer window and investigate whether the apparent increase survives a property-level comparison. A documented supply change could alter the choice set well before it produces a measurable citywide price effect; those are separate outcomes that future research should record separately.

It does not sum adjacent windows or average their medians. Price-per-square-foot samples may contain fewer homes than the total sales count. The retained download was retrieved September 16, 2026 and labels its source update September 3, 2026.

This is desk research with official sources reviewed September 17, 2026. It includes no fieldwork, interviews, address-level valuation or validated price forecast. The original eight-city models retain their existing scope. Future updates should preserve this edition and identify changed evidence rather than rewrite its historical interpretation.
