Foster City illustrates why home type belongs at the start of a housing comparison. A buyer considering a condo is entering a different price tier and may face different ownership costs from someone considering a single-family home. The retained data contains usable samples for both categories, making that distinction visible instead of hiding it inside an all-homes median.

What sold, and how history compares

Observation window: June 1–August 31, 2026. Comparisons below use the same June–August season. Prices are nominal dollars.

  • Single-family homes: median $2,160,234 across 26 sales.

  • 2025 comparison: -1.8% from a median of $2,200,000 (34 sales) in June–August 2025. This is a change in the sales median, not a matched-home appreciation rate.

  • 2021 comparison: -4.1% from a median of $2,252,000 (37 sales) in June–August 2021. This is a change in the sales median, not a matched-home appreciation rate.

  • Condos/co-ops: median $974,704 across 26 sales.

  • 2025 comparison: +5.8% from a median of $921,500 (20 sales) in June–August 2025. This is a change in the sales median, not a matched-home appreciation rate.

  • 2021 comparison: +5.4% from a median of $925,000 (36 sales) in June–August 2021. This is a change in the sales median, not a matched-home appreciation rate.

In the latest summer comparison, the single-family median is slightly below its 2025 reading while the condo/co-op median is higher. The direction also differs against 2021. The count is twenty-six sales for each type in the current window; equal counts do not make the homes equivalent or remove mix effects. This is evidence against treating a single city trend as the experience of every buyer. A lower condo purchase price also does not establish a proportional saving in total ownership cost once building-specific dues and expenses are considered.

What local plans establish

Foster City’s General Plan page records state certification of its 2023–2031 Housing Element on April 18, 2024. It separately lists Parks and Open Space and Conservation elements adopted November 3, 2025. These are policy documents with different dates and purposes. Their adoption is not evidence that a particular improvement is funded, finished or available to residents. Foster City General Plan and adopted elements.

The case worth testing

The positive case is a housing choice that combines an acceptable total cost with the public spaces and routes a household values. The city’s separate neighborhood, access and circulation maps offer a way to investigate those differences, but this article does not turn them into an address-level score. Our interpretation is that the condo and single-family markets should remain separate research tracks. A citywide growth forecast would throw away information that is already useful to a buyer.

The opposing case

The opposing case is that the apparent condo improvement reflects the buildings or units that sold, while the single-family decline reflects a different mix of houses. Twenty-six observations still leave room for substantial variation. Plans for parks or conservation also do not quantify maintenance costs or a particular property’s exposure to hazards. We have not performed a building-finance, insurance or engineering review, and a market chart cannot substitute for one.

What would change our view

Follow both property types through the next matched summer window, then test whether the difference persists within comparable buildings or homes. For the planning story, record a specific funded project and its completion before measuring nearby effects. Evidence that the condo pattern disappears after matching buildings would weaken a citywide condo-recovery thesis. A consistent result across comparable properties and successive independent periods would justify a stronger interpretation.

It does not sum adjacent windows or average their medians. Price-per-square-foot samples may contain fewer homes than the total sales count. The retained download was retrieved September 16, 2026 and labels its source update September 3, 2026.

This is desk research with official sources reviewed September 17, 2026. It includes no fieldwork, interviews, address-level valuation or validated price forecast. The original eight-city models retain their existing scope. Future updates should preserve this edition and identify changed evidence rather than rewrite its historical interpretation.
