The list includes active public schools whose reported point is inside the municipality. Private schools, closed schools and unresolved city matches are excluded. A school outside the city can still serve a resident.

Results: 2025 reporting year (2024–25 academic results), All Students. Academic results show the average distance from California’s test standard, including CDE participation adjustments. The reported denominator can include added scores for low participation. “Pair and Share” results, where present, are assigned averages rather than direct results from that school.

Growth describes progress for students with linked results in grades 4–8. CDE’s growth labels are retained. Achievement and growth measure different things; neither is an overall school rating. A missing or suppressed result stays unavailable. Academic results do not establish a school’s causal effect on learning or housing prices.

District geography: January 1, 2026. Complete Census polygons show how intersecting districts continue across city lines, including water and open space. Belmont is best evaluated as several location and housing choices rather than one number. The retained single-family series has enough observations to compare matched periods; the latest condo sample does not. That immediately limits a common shortcut: using one citywide median to estimate what it costs to enter the market or to predict how a smaller home will perform.

What sold, and how history compares

Observation window: June 1–August 31, 2026. Comparisons below use the same June–August season. Prices are nominal dollars.

  • Single-family homes: median $2,396,596 across 50 sales.

  • 2025 comparison: +4.0% from a median of $2,305,000 (46 sales) in June–August 2025. This is a change in the sales median, not a matched-home appreciation rate.

  • 2021 comparison: +4.2% from a median of $2,300,000 (69 sales) in June–August 2021. This is a change in the sales median, not a matched-home appreciation rate.

  • Condos/co-ops: 7 recorded sales; median withheld because the sample is below ten sales or the price is unavailable.

  • 2025 comparison: price change withheld because one or both periods lack at least ten sales and a usable price.

The single-family median is above the matching 2025 and 2021 summer readings, but the longer-period difference is much less dramatic than the price level might suggest. Sales volume also differs across those windows. This is useful context for comparing asking prices with a broad market, not evidence that every Belmont property followed that path. Seven condo sales in the latest window fall below our ten-sale display threshold. Hiding a headline condo median here is deliberate: a tiny sample could give a false impression of a reliable lower-cost benchmark.

What local plans establish

The city says the Belmont Village Specific Plan was adopted on November 14, 2017. It links the area’s potential growth to proximity to transit and describes a framework for development and public spaces. The case worth testing

A stronger town center could make some homes more convenient and broaden the set of nearby services. The relevant variable for a buyer is the improvement available from a particular address, not the existence of a city plan. A home that requires driving to the same destinations may capture little of the walkability benefit. Our interpretation is therefore location-specific: compare the actual routes and existing amenities of alternative homes before assigning value to a future development story.

The opposing case

The opposing case is that future amenities arrive slowly, construction causes disruption, or the expected improvement is already reflected in asking prices. Meanwhile, the homes sold in the current period may differ from the homes in the earlier sample. The modest change in a citywide median cannot separate those explanations. A comparison with San Carlos or San Mateo should keep home type and dates constant and should still be treated as a comparison of market segments, not equal houses.

What would change our view

The next research step is to pair completed Village improvements with a consistent set of nearby home sales and a comparison area. Without that evidence, the plan remains context rather than a return forecast. For the market series, review the next matched summer window and whether the condo sample becomes large enough to support a useful comparison. Do not combine overlapping three-month counts to manufacture a larger sample.

It does not sum adjacent windows or average their medians. Price-per-square-foot samples may contain fewer homes than the total sales count.
