What this tells a buyer
The single-family median in Millbrae was $2,379,052 for Jul 1, 2026–Sep 30, 2026, with 33 reported closed sales. Use the same home type and dates when comparing cities.
A citywide median is a starting point for your search. It does not match bedrooms, interior size, condition or neighborhood, and is not an estimate for a particular home.

These are closed-sale statistics. The median is the middle sale price; it changes when the mix of homes sold changes. Price per square foot excludes homes with unreported size, so its sample may be smaller than the sales count. It does not account for condition or location.

Directory captured 2026-09-18. Locations and grade spans are reported by schools to the California Department of Education (CDE). The list includes active public schools whose reported point is inside the municipality. Private schools, closed schools and unresolved city matches are excluded. A school outside the city can still serve a resident.
Results: 2025 reporting year (2024–25 academic results), All Students. Academic results show the average distance from California’s test standard, including CDE participation adjustments. The reported denominator can include added scores for low participation. “Pair and Share” results, where present, are assigned averages rather than direct results from that school.
Growth describes progress for students with linked results in grades 4–8. CDE’s growth labels are retained. Achievement and growth measure different things; neither is an overall school rating. A missing or suppressed result stays unavailable. Academic results do not establish a school’s causal effect on learning or housing prices.
District geography: 2026-01-01. Complete Census polygons show how intersecting districts continue across city lines. These are district boundaries, not individual school attendance areas. Elementary, secondary and unified districts cover different grade spans. The map and district list do not determine enrollment eligibility for a particular address.

Millbrae: what the premium buys, and where transit fits
Millbrae’s premium to the county widened, while its gap with San Bruno narrowed modestly. Those two facts can coexist—and neither turns a station-area plan into a return forecast.

An expensive market still needs a property-level explanation
Millbrae’s research question is the durability of its premium. A household might value rail access, a particular neighborhood or a home’s characteristics enough to pay more. An investment thesis must go further: it must explain why future buyers would pay an even larger relative price, or why the current price compensates for the costs of owning.
Our assessment is that the historical premium is real at the index level, but its causes remain unresolved. Transit provides a concrete feature to investigate. It does not establish that every home in the city receives the same benefit or that a buyer should pay any premium attached to the city name.
Two comparisons tell different stories
The July 2026 modeled typical home value is $2,055,633. It rose 6.5% over one year and 55.8% from July 2016. Millbrae’s index moved from 119.9% of the county’s to 128.8%. Its premium to the county therefore widened at those endpoints. Zillow data, retained September 2026 release
Meanwhile, San Bruno’s index increased from 60.5% of Millbrae’s to 63.7%. San Bruno gained some relative ground even as Millbrae gained relative to the county. There is no contradiction: different benchmarks answer different questions.
The comparisons do not hold homes constant. A station-area apartment, a condominium elsewhere and a detached house cannot be treated as the same purchase merely because they share a city boundary. A buyer’s meaningful premium is the extra cost for comparable property attributes and useful access.
What the station-area plan establishes
Millbrae’s official page records a February 2016 update to the Station Area Specific Plan, guiding public improvements and private development around the station. It identifies BART and Caltrain connections and links a plan version amended in October 2022. This establishes a planning framework and a transport location. It does not certify the current occupancy of every proposed development. Millbrae Station Area Specific Plan
The relevant inference is geographic. A home’s route to the station matters more than a city-level transit label. Walking distance, crossings, transfers and the actual trip at the required time should be checked directly. We have not conducted that travel audit or estimated a price premium per minute saved.
A plan can also increase housing opportunities near transit. Additional supply may broaden the choices available to residents while changing competition among nearby properties. That creates a research question about housing type and location, rather than a reliable positive or negative sign for the whole city.
Read the fiscal cushion with its scope attached
FY2025 General Fund revenues were $45,228,377 and expenditures $41,139,043. The $4,089,334 difference before other financing became a $1,030,916 net increase in fund balance. Ending balance was $21,404,763, with $16,918,554 unassigned, or 41.1% of expenditure. FY2025 ACFR, PDF pages 50 and 52
These figures provide scale for one fiscal year. They do not show whether the city can absorb every future obligation, nor whether the revenue mix is sufficiently stable. Comparing percentages across cities without checking fund boundaries, transfers and reserve classifications can create a false sense of precision.
Our follow-up would examine recurring revenue, unusual receipts and scheduled infrastructure commitments. The homebuyer’s question is whether the particular services and connections being paid for are supported by a credible maintenance and delivery record.
The premium can be justified without expanding
The favorable case is that Millbrae continues to provide a scarce combination of attributes that buyers value. The opposing case is that much of the benefit has already been capitalized into the purchase price, while a household bears the cost of that premium immediately. Both can be true: an attractive place to live need not outperform the county financially.
There is also a household-specific counterexample. If a buyer rarely uses the station and a different city meets the same needs at a lower total cost, a transit narrative may add little to that household’s decision. Another buyer with a suitable daily route could reach the opposite conclusion.
What the historical screen allows us to say
The first annual forecasting experiment did not select a relative-value, momentum, assessment-growth or combined model. All four had higher validation error than the county-matching baseline. We therefore have no validated rule saying Millbrae’s premium must continue expanding or must revert.
A better transit-specific investigation would compare similar homes with different changes in effective station access, using dated service and development records. The research should distinguish a benefit that already existed from a new improvement and fix comparison groups before studying subsequent prices.
Evidence that the premium survives property matching and corresponds to access buyers actually use would strengthen the interpretation. Evidence that it is primarily explained by housing composition would weaken a citywide transit-price claim. Neither outcome should be declared in advance.
A useful way to price the decision
Compare the actual Millbrae home with realistic substitutes, including the same repairs, association obligations where applicable and travel needs. List present benefits separately from promised changes. If a future development is central to the purchase case, record its latest dated approval, construction status and delivery dependencies.
Our conclusion is that Millbrae’s premium is a question to explain, not an automatic warning or endorsement. The historical record shows that premiums can widen and nearby alternatives can still gain ground. A sound purchase decision needs to identify which part of that premium serves this household today.

Net secured plus unsecured local roll at January 1; the associated fiscal year starts in July of that year. Latest verified observation is 2026. Assessed values reflect the property-tax system, transfers, construction and other adjustments. Their growth is not equivalent to residential appreciation, job growth or revenue available to the city.

Completion history and source checks
HCD publishes data reported by local jurisdictions and does not independently verify it. Totals either pass our date, arithmetic and exact-duplicate checks or are reconciled to the city’s own current-year completion summary. Reconciled totals are marked with an asterisk (*). This is not an independent construction audit. A reported zero remains zero.

Definitions, geography and source dates
Census LODES workplace data · Retrieved 2026-09-15. The series uses all jobs (WAC / S000 / JT00), including covered public and private jobs. Self-employment and jobs outside the source’s coverage are excluded. It is neither an annual average nor a count of all hires.
All years use one LODES 8.4 release, 2020 Census blocks and 2024 TIGER place boundaries. The crosswalk defines which blocks belong to each place and the county. Historical city boundaries are not reconstructed. Disclosure protection, location assignment, commuting and remote work limit what these counts say about demand for nearby homes.
HCD APR Table A2 · Retrieved 2026-09-15. Completion dates must fall within the reporting year, totals must equal their income-category components, and identical positive records trigger review. Permit and entitlement fields are not counted as completions. Readiness does not establish that residents moved in. We publish no county completion total: the HCD county jurisdiction covers unincorporated areas.
These are revised historical downloads, not records of what was known in those years. They supplement living pages; published editions and the original forecast retain their evidence.

| Unassigned portion of ending balance | $16,918,554 | ACFR page 50 |
| Property-tax revenue (part of revenue) | $16,813,812 | ACFR page 52 |
Page links use PDF page numbers. Revenue less expenditures plus net other financing equals the change in fund balance. Financing includes transfers and may include asset sales or lease and subscription financing; it is not recurring operating revenue.
Unassigned balance excludes restricted, committed and assigned amounts. Cities classify and consolidate funds differently, so this ratio alone cannot establish financial strength. One-time activity, pension and other long-term obligations, and historical trends still need review.
Reporting scope and comparability
General Fund column from the audited basic fund financial statements. Government-wide activities, other funds and budget-to-actual schedules are excluded.
Modified accrual, GAAP fund statements. One audited fiscal year is loaded; a trend is not yet established. Published date is unverified; this report was retrieved 2026-09-14.
What this comparison establishes
Price differences and a dated fiscal snapshot are measurable. Their cause, the value of a future improvement, and the price of a particular home require additional evidence. Our first annual forecasting test selected the county baseline; it supports no predictive city ranking.
