Atherton: what a $12 million sales median can—and cannot—tell a buyer

A very expensive, lightly traded market deserves more than a scarcity story. Separate the homes that sold from the town’s changing housing rules before drawing a conclusion about value.

Atherton’s latest single-family median is striking, but its small pool of transactions is just as important. A buyer is choosing an individual property in a market where a few different homes can move the headline substantially. Our starting position is that the citywide number establishes a broad price tier. It does not establish what a comparable home appreciated by, or what an estate should sell for next year.

What sold, and how history compares

Observation window: June 1–August 31, 2026. Comparisons below use the same June–August season. Prices are nominal dollars.

  • Single-family homes: median $11,992,972 across 26 sales.

  • 2025 comparison: +24.3% from a median of $9,650,000 (19 sales) in June–August 2025. This is a change in the sales median, not a matched-home appreciation rate.

  • 2021 comparison: +65.4% from a median of $7,250,000 (20 sales) in June–August 2021. This is a change in the sales median, not a matched-home appreciation rate.

  • Condos/co-ops: no usable current observation in the retained series. Missing is not zero.

  • 2025 comparison: price change withheld because one or both periods lack at least ten sales and a usable price.

  • 2021 comparison: price change withheld because one or both periods lack at least ten sales and a usable price.

The matched summer windows show higher medians than both 2025 and 2021. That is evidence about the transactions recorded in those periods. It is compatible with stronger demand, a more expensive collection of homes changing hands, or both. With only a few dozen sales, this distinction matters more than an extra decimal place in the growth rate. The absence of a usable condo series also means there is no sound basis here for estimating a cheaper ownership tier inside Atherton. Expanding the search to a different city is a change in the product being considered, not merely a change in price.

What local plans establish

Atherton’s official multifamily page records an October 2024 multifamily overlay and March 18, 2026 zoning amendments concerning transit-related housing. It describes optional redevelopment on specified properties. These are changes to development rules, not a count of completed homes. The case worth testing

The plausible value proposition is a property whose space, land and daily usefulness are difficult for the buyer to substitute elsewhere. That is a consumption benefit the buyer can assess today. A separate investment hypothesis would be that comparable Atherton homes retain a premium over comparable homes in Hillsborough or Woodside. The aggregate medians cannot isolate that premium: lot characteristics, building condition and the mix of transactions differ. A zoning overlay also cannot tell us whether any particular existing house becomes more or less valuable.

The opposing case

The opposing case is that the headline largely reflects which estates happened to sell, while the purchaser pays heavily for features with a narrow future buyer pool. High prices and limited turnover can coexist with long resale periods for an individual property. Conversely, new housing permissions may add choices without materially changing the supply of properties comparable to a large single-family home. Neither a blanket scarcity forecast nor a blanket oversupply forecast follows from this evidence.

What would change our view

The next useful check is another matched summer window with sale counts, plus a retained sample of genuinely comparable properties. A persistent premium after controlling for size, condition and lot characteristics would strengthen the scarcity hypothesis. A large reversal in the median with little movement in matched comparables would point toward transaction mix. Any planning update should record a specific application, permit or completion separately from the zoning framework.

It does not sum adjacent windows or average their medians. Price-per-square-foot samples may contain fewer homes than the total sales count. This is desk research with official sources reviewed September 17, 2026. It includes no fieldwork, interviews, address-level valuation or validated price forecast. The original eight-city models retain their existing scope. Future updates should preserve this edition and identify changed evidence rather than rewrite its historical interpretation.
