More available homes and longer marketing times can give you more options to investigate. Ask how the actual property compares with other listings in its price range. These city observations do not predict your offer’s outcome.

What the data and research support

Redfin’s sales and prices cover completed sales; contract time covers homes going under contract. Those populations differ. Inventory is the count at period end. Rolling windows overlap, so adding them would double-count activity. A changing median price can reflect the mix of homes sold.

Year-earlier differences are calculated from retained levels. The two-direction summary appears only when both periods have at least ten closed sales and the two required measures. It describes the observations, with no fitted score or forecast.

Listing behavior motivated this view. The Federal Reserve listing study and buyer-search study use richer inputs and different geographies. This view is not a replication of those forecasts.
